What Homeowners Need to Know
Thinking about building an Accessory Dwelling Unit (ADU) or other accessory building in Cascade Township? Here's a quick guide to what’s allowed and what to watch out for:
🏡 How Many Accessory Buildings Are Allowed?
- Less than 3 acres: 1 accessory building (plus a garage)
- 3–6 acres: 2 accessory buildings (plus a garage)
- More than 6 acres: 3 accessory buildings (plus a garage)
📏 Size and Setback Rules
Setbacks and height affect what you can build:
Up to 14 ft height (mid-roof)- Side setback: 10 ft
- Rear setback: 25 ft
- Special Use Permit required if over 832 sq ft
15–18 ft height (mid-roof)- Side setback: 40 ft
- Rear setback: 40 ft
- Special Use Permit required if over 832 sq ft
19–22 ft height (mid-roof)- Side setback: 60 ft
- Rear setback: 60 ft
- Special Use Permit required if over 832 sq f
🚗 Garage Rules
- One garage per home is allowed by right.
- Detached garage: Up to 832 sq ft by right; more requires a Type I Special Use Permit.
- Attached garage: Base allowance is 832 sq ft for homes up to 1300 sq ft. You can add 1 sq ft of garage for every 5 sq ft over 1300.
🛑 Business Use Not Allowed
Accessory buildings can’t be used for business purposes.
🏘️ Design & Placement Requirements
- Buildings over 200 sq ft must match the style of the main house.
- No accessory building allowed without a main house already built (at least 50% complete).
- No building in front yards, unless on waterfront lots or allowed by special provision.
- Must leave at least 10 ft between the main house and any accessory building over 200 sq ft.
📝 Special Use Permit
If your building is:
- Over 832 sq ft, or
- Over 14 ft in height
You may need a Type I Special Use Permit. This requires a full site plan and township approval.
