Foundation: The Stage You Can't Redo
Under-slab plumbing, steel, the pre-pour inspection, and cure time — why foundation week rewards patience and punishes shortcuts.
Everything above the ground can be fixed later — expensively, but fixed. The foundation is the exception: once concrete cures, its contents and dimensions are the permanent truth of your building. Which is why this stage runs on verification.
What happens, in order:
Forms and layout. The foundation's exact outline gets built in wood — and this is the moment your survey (lesson 9.5) proves its worth, because the forms' distance to the property line is about to become un-negotiable. Under-slab plumbing — the drains and supply stubs that will live below your floor forever — gets installed and pressure-tested (capped and filled to prove no leaks; a leak found now costs a fitting, found in year two costs a jackhammer).
Steel. Rebar and mesh per the structural sheets (lesson 9.3's design made physical), plus the anchor bolts and hold-down hardware that will tie the future walls to the slab — California's seismic system starts here, embedded in wet concrete.
The pre-pour inspection. Before any concrete arrives, the city inspector verifies it all: footing depths, steel size and spacing, plumbing test, form dimensions (Module 12.11 explains the inspection system — this is its first and least skippable stop). No pour without the sign-off. A GC who pours uninspected work has volunteered to excavate it.
Pour day. Trucks, pumps, screeds, and a crew moving fast — concrete sets on its own schedule, not theirs. Genuinely fun to watch (from out of the way). Then finishing, and then…
Cure. Concrete reaches working strength over days and keeps hardening for weeks. The site goes quiet — this is pause #1 from lesson 12.1's rhythm, and it is supposed to happen. Framing typically starts about a week after pour, with full-strength milestones later. Rushing cure to save days is how slabs crack; good builders schedule the pause.
For conversions: this stage is the retrofit work from Modules 2.6 and 6.4 — cutting, excavating, and pouring new footings in sections under the existing structure. Slower, fussier, and inspected just the same.
