Should You Convert Your Garage?
Garage conversions are the cheapest ADUs — but you lose storage and parking, and old foundations can bite. Here's how to decide honestly.
The garage conversion is California's favorite ADU for one reason: it's the cheapest way to create a legal rental unit. But cheap isn't automatically right. Run through these five questions honestly.
1. What shape is the structure in? A garage with a sound slab, straight framing, and a decent roof converts economically. One with a cracked floating slab and termite damage is new construction wearing a costume. (Lesson 2.6 covered how to tell — the foundation is the big one.)
2. Where does your stuff go? Be honest about this one. Garages hold cars in theory and everything else in practice. If yours is full, the conversion budget should include a shed, storage solutions, or a ruthless purge. Homeowners underestimate how much they'll miss the space.
3. Do you actually park in it? California law helps you here: when a garage is converted to an ADU, cities generally cannot require you to replace the lost parking spaces. Legally you're fine. Practically, if street parking on your block is a nightly battle, think about where two cars now live.
4. Does the location work as a home? A garage at the back corner of the lot makes a private, pleasant unit. An attached garage whose door faces the street three feet from your kitchen window makes a unit where you and your tenant share a soundtrack. Location within the lot shapes livability.
5. Is ~400 SF enough for your goal? A two-car garage gives you a studio or small one-bedroom. Great for a solo tenant or an office; tight for a couple; wrong for a family. If your goal needs two bedrooms, the garage isn't your answer — or it's only part of it (garages can be expanded, at additional cost).
The verdict framework
Good structure + storage plan + size fits your goal = convert with confidence. Two or more "no" answers = get a feasibility review comparing the conversion against a new build before spending design money.
