The 400 SF ADU: Small Space, Real Home
400 square feet is garage-conversion territory — a studio or tight one-bedroom. What fits, what doesn't, and how good design makes it feel bigger.
Four hundred square feet is the size of a standard two-car garage — which is exactly why it's one of California's most common ADU sizes. Here's what that space really holds.
What fits comfortably: an open living/sleeping area, a compact but complete kitchen along one wall, a full bathroom, and a closet. That's a studio — one honest room doing all the daytime jobs, with the bed either in the open, behind a partial wall, or in a sleeping alcove.
Can it be a one-bedroom? Barely, and usually shouldn't. Walling off a legal bedroom (with egress window and closet) from 400 SF leaves a living area around 150–180 SF — cramped for the sake of a label. The exception: when a fully separated sleeping room genuinely matters (privacy for a parent, rental market that demands "1BR" on the listing), a skilled designer can make it work. Most 400 SF units live better as studios with smart partial separation.
What makes 400 SF feel bigger than it is:

Who it serves: solo tenants, students, a home office/guest suite, or a parent who mostly shares meals in the main house. Rents run meaningfully below larger units, but so does the build cost — especially as a garage conversion, where this size is often the best value in the entire ADU world.
